I happen to be working on the 12-storey building in Toronto, if it's the same building. I hope there isn't another one. I would just add to all of what Peter has mapped out that there is something that is germane to your topic, which is availability, regional supply that's affordable to get, etc.
When you are the owner of a building, as my client is, and you're really trying to do this, you have to think about that too. This is where fostering supply chains and what it takes, the type of stuff you're thinking about, is crucial for real life.
